A new home is the largest transaction most people will ever complete, and it is one of the few purchases finalized before the product is finished.
By the time a typical inspection happens, the leverage is already gone. Drywall is closed. The closing date is set. The report arrives as a list of observations with no cost attached, no contract reference, and no priority — and the builder responds to it accordingly.
The gap is not detection. It is substantiation.
A deficiency that is described gets debated. A deficiency that is photographed, referenced to the specification, cross-referenced to the warranty schedule, and priced becomes a line item the builder has to resolve. That is the work we do.

Pre-Construction Document & Contract Review
Before the first payment, we review the package you are actually signing.
- Scope of work, inclusions and exclusions
- Allowance schedules — genuine allowances, assumed quantity or grade, and likely overruns
- Specification levels for finishes, mechanical, and electrical
- Change order procedure, unit pricing, and markup provisions
- Draw and milestone payment structure against physical progress
- Substitution clauses and the builder's right to alter specification
Most cost overruns on a custom build are contracted for at the outset, not incurred later. An allowance schedule with an unrealistic basis will overrun with complete contractual legitimacy.
Milestone Construction Reviews
Sequenced site reviews at the points where work becomes permanently concealed.

Pre-drywall is the single most valuable review on any build. Every defect corrected before board is a fraction of the cost of the same defect corrected after occupancy.
Pre-Delivery Inspection (PDI) Representation
For builder-delivered homes in Ontario, the PDI is a formal, time-limited event with warranty consequences. Items not recorded on the PDI form are materially harder to claim afterward. We attend with you, or on your behalf:
- Systematic room-by-room and systems review under time pressure
- Real-time documentation with photographic and dimensional records
- Direct dialogue with the builder's site representative
- Guidance on what belongs on the form and what a vague entry costs you later
- Independent record retained on file for your subsequent warranty submissions
You get one PDI. The quality of the record you create at it governs everything that follows.
Warranty Milestone Documentation
Ontario's statutory new home warranty operates on fixed submission windows and defined coverage tiers. Each window is an opportunity that does not reopen.
- 30-Day submission support — deficiency identification and written substantiation
- Year-End submission support — the broadest window, and the most frequently underused
- Two-Year review — envelope, water penetration, electrical and mechanical delivery, code compliance
- Seven-Year major structural review — condition assessment and documentation package

Deficiency Cost Quantification
This is what separates our reporting from a conventional inspection report. Every documented deficiency is priced — costed using the same discipline applied to commercial construction estimating:
- Quantified material and labour, with current regional pricing
- Access, demolition, and reinstatement costs where work is concealed
- Productivity adjustment for occupied-space and remedial conditions
- Clearly stated basis, assumptions, and exclusions
A defensible number gives you a negotiating position, a holdback justification, and a documented basis for a claim — instead of an open-ended argument about what a repair "should" cost.
Electrical & Low-Voltage Systems Review
An enhanced review reflecting our deepest technical specialization.
- Service size and panel capacity against actual and projected load
- Panel schedules, circuit allocation, and spare capacity
- Rough-in workmanship, box fill, support, and protection
- Grounding and bonding arrangement
- Device, fixture, and equipment installation quality

Observations are reported against recognized code and industry practice as a matter of construction quality. Where a condition warrants formal regulatory involvement, we identify it and direct you to the appropriate authority.
Building Envelope & Performance Review
Envelope defects are the most expensive category of new-home failure and the least visible at closing.
- Infrared thermal imaging for insulation voids, thermal bridging, and air leakage paths
- Moisture metering at vulnerable assemblies
- Air and vapour barrier continuity and detailing at transitions
- Window, door, and cladding installation and flashing
- Grading, drainage, and water management at the foundation
- Attic ventilation and mechanical system integration
